Four booked in Chhatrapati Sambhajinagar for registering the same plot twice
A woman says a plot bought in 2004 and registered in her son's name in 2021 was registered again to another man in 2023.

A case of fraud involving the same plot being registered twice has come to light in Chhatrapati Sambhajinagar. It is alleged that a plot that had already been sold, and whose possession was with the buyer, was registered afresh in someone else's name in 2023, after a registered sale deed had been executed in the name of the buyer's son in 2021. All this happened between August 18, 2021 and January 17, 2023.
A case has been registered at City Chowk police station. The accused have been named as Tulsabai Pandurang Pradhan (Takshashila Nagar, Sutgirani, Moda), Vijay Ramesh Kirtikar (Sansar Nagar, Kranti Chowk), Ganesh Chambulal Pardeshi (Gaddigudam, Chhavani) and Raju Pandurang Pradhan (resident of Takshashila Nagar, Monda). The complaint was filed by Paurnima Vishwanath Hivrale (48, resident of High Court Colony, Satara area).
According to the complaint, Hivrale's father had started the Karmaveer Dadasaheb Gaikwad Backward Class Housing Society in the Kranti Chowk area. Her parents had allotted Plot No. 17/1 of the society, City Survey No. 17952, measuring 41.82 square metres, in the name of Tulsabai Pradhan, a woman they knew. The complainant had agreed to buy this plot from Tulsabai on July 13, 2004. Hivrale has stated in the complaint that a deal for Rs 1 lakh was struck at the time and possession of the plot was also handed over.
The money was paid in instalments, all in cash: Rs 19,000 on July 13, 2004, Rs 12,000 on May 13, 2008, Rs 12,000 on January 27, 2009 and Rs 50,000 on July 7, 2011. Agreements were also executed on stamp paper at the time of these transactions. The complaint claims that in 2015 Tulsabai Pradhan asked for Rs 10 lakh for the plot, and the remaining amount was subsequently paid in cash from time to time.
After the full amount was paid, a registered sale deed for the plot was executed on August 18, 2021. Hivrale had the deed made in the name of her son, Mithilesh Suresh Jogdande. However, her daughter had gone to Pune for delivery and Hivrale also had to go to Pune to stay with her, so the remaining formalities were left pending.
On her return, she went to the district collector's office to have her son's name entered on the property card. There she learnt that the property stood in the name of Vijay Kirtikar. She then obtained a copy of the property card and also a copy of Vijay Kirtikar's sale deed from the sub-registrar's office. It emerged that on January 17, 2023 the same plot had been registered in Vijay Kirtikar's name under document No. 504/2023.
On discovering the fraud, Hivrale went to City Chowk police station and a case was registered on her complaint. Sub-inspector Bhagwat Muthal is investigating the case further.
