Lodha and Sobha follow on 84 each in the audit, which says its scores are a research-based assessment and not a certificate or recommendation.
Choosing a builder is no longer easy for home buyers in Pune. The city now stretches across Hinjewadi, Wakad, Baner, Balewadi, Bavdhan, Kharadi, Viman Nagar, Hadapsar, Undri, Wagholi, Mamurdi, Manjri, Mahalunge, Mann and Pimpri-Chinchwad, and the developers are of many kinds: some older local players, some regional, some national listed companies and some builders of large townships. Under the Builder Index 2026, 25 developers have now been audited on a common 100-point scale.
The audit looked at public evidence, MahaRERA records and orders, project information, company disclosures, financial information, completed projects, customer experience and governance. The marks across nine parameters are: delivery and execution 20; track record and completed projects 15; MahaRERA and regulatory record 15; construction quality 10; customer experience and reputation 10; financial strength 10; presence and scale in Pune 10; transparency and corporate governance 5; and innovation and sustainability 5. Each audit also carries a confidence level for the evidence.
In the current scores, Godrej Properties is first with 87.5. Lodha / Macrotech Developers and Sobha scored 84 each, and Mahindra Lifespaces 83. Vilas Javdekar Developers are at 81, Amanora / City Corporation at 80 and Kalpataru at 79.5. Shapoorji Pallonji Real Estate scored 79, Panchshil Realty 78.5 and Rohan Builders 78. Kolte-Patil Developers and VTP Realty are both at 77.5. Birla Estates scored 75. Puravankara / Provident, Kumar Properties and Naiknavare Developers are all at 74. Pristine Properties scored 73.5, Paranjape Schemes 73, Pride Group 72.5, Nyati Group and Runwal Group 72 each, Kohinoor Group 71, Majestic Landmarks 70, Duville Estates 68 and Marvel Realtors 65. Pristine Properties has been included in the list this time in place of Gera Developments.
The audit also records the details behind the scores. The registered completion date of Godrej Park Greens was March 2023, and extension proceedings followed. In the advertising case involving Godrej Plots Hinjewadi, a distinction had to be drawn between the promoter and a channel partner. In the Rohan VT case, a fine of Rs 20,000 was imposed for an advertising violation. Kolte-Patil's 24K World Residences appears in MahaRERA's record of projects that missed their completion date. VTP's figure of more than 30 delivered projects is a number stated by the company, and the registered completion deadline of VTP Verve has been extended from June 2026 to December 2029.
The audit states clearly that not every complaint was treated as proof of fault, not every extension was counted as a failure, and a national company was not given marks for Pune delivery automatically on account of its size. The score is not a certificate or a recommendation but an assessment based on research. When buying a project, it says, the buyer's own audit of that project matters more than the builder's score.
Buyers are advised to ask six questions: who is the actual legal promoter, what is the current completion date on MahaRERA, has the project received an extension, what has this builder actually delivered, what is happening on the site today, and what will the total cost come to. They are also asked to add up parking, development charges, maintenance deposit, taxes, registration and club charges. The final ranking has not yet been decided and will be frozen after a last check of the master matrix. The research cut-off is September 2026.
