Pune builder Duville Estates scores 68/100 in assessment; Riverdale Grove delay a concern

Pune builder Duville Estates has received a working score of 68/100 in an assessment of the company. Confidence in the evidence is described as medium to high. The score is not a permanent ranking and could change with new completion certificates, MahaRERA filings, project progress, customer data, financial statements or a response from the builder.

Duville is identified with Kharadi and Riverdale in Pune. The company says its business legacy goes back to 1810 through the Dubash family. Its real estate business began with Riverdale, a 31-acre riverside micro-township in Kharadi. Riverdale Heights came in 2016, followed by Riverdale Residences, Riverdale Suites, Riverdale Grove and Riverdale Grand. According to the company, apart from the Covid period, a new project was launched almost every year, and the run ended with Riverdale Grand in 2022.

On the score, delivery and execution got 12.5 out of 20. Track record got 11.5 out of 15, MahaRERA and regulatory record 8 out of 15, construction and project quality 7 out of 10, customer experience 5.5 out of 10, financial strength 7 out of 10 and presence in Pune 9 out of 10. Transparency got 4 out of 5, and innovation and sustainability 3.5 out of 5.

The biggest concern is Riverdale Grove. Its MahaRERA registration, P52100029023, recorded a completion date of June 30, 2026. The latest RERA records, from September 2026, show a revised date of October 30, 2026, and construction is still incomplete. Another project tracker puts it three months behind schedule. RERA records show at least seven complaints against the project, several of them from 2026 and some still pending. Some property portals still describe Grove as ready, so buyers should check the RERA record and occupancy documents themselves.

In May 2025, MahaRERA fined Duville Rs 10,000. An Instagram advertisement for Riverdale Grove did not carry the MahaRERA website address required under Section 11(2). The builder called it an inadvertent lapse, but the authority treated it as a violation of the rules. Five complaints are registered against Riverdale Suites (P52100014163), and orders have been passed in all of them. Some of these complaints were filed by Duville itself against allottees over outstanding dues and cancellation.

The financial picture is comparatively better. According to company data, Duville's revenue in FY2025 was about Rs 214.35 crore, a rise of roughly 102 per cent. Debt is reported to have fallen by 28.12 per cent. Open charges amount to about Rs 276.9 crore, of which Rs 186.9 crore is financing from HDFC Bank and Rs 90 crore is financing linked to HDFC. Standard Industries said it sold all its 14,47,714 shares in Duville Estates in FY2025-26 at Rs 212 per share, for about Rs 30.69 crore.

Customer opinion on the older Riverdale Heights (P52100008035) is mixed. Some residents praise the good connectivity and large homes, while some older reviews cite leakage, dampness, maintenance and water problems. These are individual allegations, not the findings of an engineering inspection.

The conclusion is that Duville has made a name for itself in Pune, but the Riverdale brand cannot be assumed to perform equally in every phase. Buyers are advised to pick the right project and tower, check the latest MahaRERA records, verify the status of completion and possession, and speak directly to residents of at least two completed Riverdale projects.
