The PTM Builder Audit 2026 gives the developer a working editorial score of 75 out of 100, citing strong finances but a short delivery record.

The PTM Builder Audit 2026 on Birla Estates in Pune's real estate market has given the company a working score of 75 out of 100. According to the audit, the company's story in Pune as of September 2026 is promising but still very new. PTM has called it a working editorial score, not a permanent ranking, and said it could change with new MahaRERA filings, possession data, customer experience and financial disclosures. The audit rated confidence in the evidence as "moderate to high".

Birla Estates Private Limited is a wholly owned subsidiary of Aditya Birla Real Estate Limited, formerly Century Textiles and Industries Limited. Aditya Birla Real Estate says it entered the sector in 2016 and has now spread to MMR, NCR, Bengaluru and Pune. The company's first residential project in Pune was Birla Punya at Sangamwadi in 2025. Birla Evam at Manjri was launched after that.

The score rests on nine criteria. The company received 13 out of 20 for delivery and execution, 9 out of 15 for track record and completed projects, and 12 out of 15 for MahaRERA and regulatory record. It got 8.5 out of 10 for construction and project quality, 6 out of 10 for customer experience and reputation, and 9 out of 10 for financial strength. It scored 7 out of 10 for Pune presence and scale, 4.5 out of 5 for transparency and corporate governance, and 5 out of 5 for innovation and sustainability.

The financial side is described as the company's strongest. Aditya Birla Real Estate's investor disclosures show a CRISIL AA/Stable rating for long-term loans and debentures and CRISIL A1+ for short-term instruments and commercial paper. In FY2026, Birla Estates recorded a booking value of Rs 8,136 crore, while collections rose 23.5% year on year. The company launched eight projects across four regions, including Pune. It has described Pune as a high-growth market, helped by strong sales at Birla Evam and Birla Punya.

Birla Punya is a riverfront project at Sangamwadi spread over about 5.76 acres. It has four planned towers and more than 50 amenities. The MahaRERA number for Phase 1 is P52100079533, and for Phase II it is PR1262022501044. Birla Evam is being built on more than 16.5 acres at Manjri. It has four high-rise towers and more than 50 amenities, and about 68.7% open space according to the developer. Its Phase 1 registration is PR1261012500295 and the declared completion date is June 2031.

The regulatory picture is clean for now. No complaint or litigation is declared in the records reviewed for Birla Punya Phase 1 and Birla Evam Phase 1. Birla Punya Phase II has one MahaRERA complaint, on which an order was recorded in May 2026. The audit still did not award 15 out of 15 because the projects are new. A clean record after one year and a clean record after possession, formation of a society and several years of occupancy are not the same thing.

On delivery, Birla Punya Phase 1 was registered in March 2025 and its RERA completion date is September 2031. The latest filing shows excavation complete, but the main building stages had not begun. Birla Evam Phase 1 was registered in July 2025, and four of its 40 construction stages are recorded as complete. The audit did not treat this as a negative, because these are new projects with long RERA timelines.

Pune's share in the company's numbers has grown. In the Q3 FY26 disclosures, Birla Punya Phase 1 was given an estimated GDV of Rs 4,440 million and Birla Evam Phase 1 a launch GDV of Rs 7,680 million, in which Birla Estates has a 56% economic share. In the Q1 FY27 investor presentation, Rs 119 crore of the quarterly booking value of Rs 329 crore came from Pune, making it the largest regional share. Birla Punya Phase 2 and Birla Evam were credited with the contribution.

In September 2026, Birla Estates said it is targeting annual bookings of Rs 15,000 crore over the next three financial years. The company also spoke of plans to bring more phases of Birla Punya and Birla Evam in Pune. This is the company's own target, not a result. Its leadership also said that strengthening construction execution capability is among its priorities.

The low score on customer experience is attributed to a lack of evidence, not to a poor experience. Most online comments come from prospective buyers. In a small sample of reviews of Birla Punya on Square Yards, the location and amenities are praised, but some people raised concerns about visitor parking and maintenance charges. On social media there are also some unverified allegations about bookings, refunds and pricing, which the audit did not treat as established fact.

For buyers, the audit advises checking the promoter company's correct name in the agreement for sale, verifying the correct MahaRERA registration and asking about the latest construction progress. It also advises taking a written cost sheet covering everything from base price to taxes, registration and stamp duty. According to the audit, the next big test is possession, not a new launch. PTM will give Birla Estates a chance to respond, and the article will be updated when verifiable facts are received.
