An assessment of Runwal Realty for Pune buyers finds strong corporate and MMR credentials but a Pune record that is still taking shape.

An assessment of Runwal Realty for homebuyers in Pune has given the company a working score of 72/100. According to the assessment, the company's corporate strength and its record in the Mumbai Metropolitan Region (MMR) are strong, but its track record in Pune is still being built. Confidence in the evidence is described as "medium to high". The score is not a permanent ranking and may change as new MahaRERA filings, completion certificates or financial disclosures emerge.

The Runwal name is well known in western India's real estate sector and its history goes back to 1978. The company says it is building residential, commercial and retail projects in the MMR and Pune. According to the company, 35 projects have been completed, 17 are ongoing and 24 are upcoming. It also says it delivered more than 50,000 homes between FY2016 and FY2022 and has planning and development work on more than 95 million sq ft. These are the company's own figures.

The picture in Pune is different. The company's main residential project here is Runwal The Central Park in Chinchwad. It spans 26 acres, has several residential phases, 40-45 storey towers and a large number of amenities. The company describes it as its largest project outside Mumbai and its first in Pune. Pune buyers are, in effect, judging the company through a single large project.

On the financial front, Runwal looks strong. Runwal Developers Limited's consolidated revenue from operations in FY2025 was about Rs 1,163 crore, against about Rs 539 crore in FY2024. Adjusted EBITDA was about Rs 542 crore, sales about Rs 1,291 crore and total collections about Rs 1,508 crore. On the other hand, net debt on 31 March 2025 was about Rs 3,161 crore, with a net debt-to-equity ratio of 0.98x. CRISIL's March 2025 rating report mentions the promoter's experience of more than four decades.

Central Park is not a single-registration project. According to the company, it has three main MahaRERA registrations: P52100025260 for Phase I, P52100030291 for Phase II and P52100032101 for Phase III. As stated by the company, Cluster C has received its occupancy certificate. Possession for B1 and B2 is due in June 2026, for B3 and B4 in December 2026 and for Cluster A in June 2027, while RERA lists 2030 for Cluster D. According to RERA data, construction of Phase I is almost complete, Phase II still has considerable finishing and common infrastructure work pending, and Phase III is also under construction. One record gives Phase II's proposed date as October 2027, which was earlier stated as June 2027.

On complaints, six are registered against Phase I and five against Phase II. The Phase I complaints span 2020 to 2025; orders have been issued in four cases and two appear pending. The assessment does not treat these as "11 proven lapses", because a complaint is only an allegation or dispute, and its outcome and subject matter are what count. Customer reviews are mixed. Some praised the sales team, while others expressed unhappiness over possession, communication and construction quality. These are the views of different individuals and have not been independently verified.

The assessment's scores are: delivery and execution 14/20, track record 11/15, MahaRERA and regulatory record 9.5/15, construction and project quality 8/10, customer experience 6/10, financial strength 8/10, presence and scale in Pune 6.5/10, transparency and governance 4/5, and innovation and sustainability 5/5.

The advice for buyers is clear. First, check which legal entity is the promoter of the project, because, according to Runwal, the older Runwal Group has operated as two separate companies since 2016. Runwal Realty is led by Sandeep Runwal and Runwal Enterprises by Subodh Runwal. Then check which tower and which RERA registration you are buying in, its latest construction percentage and the latest possession date. Also read the RERA complaints and orders for that same registration yourself.
