Marvel Realtors is a well-known name in Pune's luxury housing market. The company has projects in Koregaon Park, Boat Club Road, Kalyani Nagar, Magarpatta Road, NIBM Road, Kharadi and Viman Nagar. According to its own website, it has more than two decades of experience and a long list of residential and commercial projects in Pune. It also has projects in Bengaluru. Marvel Residency in Koregaon Park is described as the company's first building.
In this assessment Marvel scored 65 out of 100, and confidence in the evidence is rated "medium". The score rests on information available up to September 2026 and should be read as a running research score, not a firm ranking. Nor does it mean that buying any one Marvel flat is right or wrong. A completed project with a good society and a clear title can be a very different deal from an unfinished one or one caught in legal tangles.
The biggest question is money. A corporate insolvency resolution process (CIRP) began on 23 December 2022 on a petition by IDFC First Bank against Marvel Realtors and Developers Limited. After a settlement with the bank, the NCLAT closed the CIRP in an order of 15 May 2023. A later NCLT order recorded the withdrawal of the process and directed the interim resolution professional to return the company's assets and records. So the company cannot be called insolvent in 2026, but such proceedings are an important part of its financial history.
Current financial information on the company is limited. Figures for March 2025 show paid-up capital of about Rs 2.1 crore, a 47.15 per cent rise in borrowings and a 7.96 per cent fall in net worth, with a debt-to-equity ratio of 0.18x. Full revenue and profit figures are not publicly available. For this reason Marvel got only 4 out of 10 on financial strength.
On delivery it got 11 out of 20. The company has completed a large number of projects, but some show delays. Marvel Aquanas in Kharadi was earlier due for completion by December 2019, while the RERA record now shows a revised date of March 2024. A November 2023 MahaRERA order records that the promoter said the project was 85 per cent complete, that an extension up to April 2023 had been granted earlier, that NCLT proceedings had affected it, and that more time up to March 2024 was then sought. The authority granted an extension to 31 March 2024. Marvel Brisa, RERA number P52100001627, is recorded as complete against a declared date of March 2019.
On MahaRERA and compliance records it got only 7 out of 15. One compilation of public records counts 63 complaints in all against five Marvel projects. These include Ceres, Aquanas, Brisa and Fuego, with Brisa alone accounting for 19. Aquanas is reported to have a lapsed registration and a possession date that has passed. But a complaint does not mean a finding of guilt. Some complaints may have been resolved, and some may have ended in settlement or dismissal. The figure is therefore only a pointer for buyers to check a project.
Another point to note: in a 2025 MahaRERA interim order concerning buildings B, C and D of Ceres, both Marvel Omega Builders Pvt Ltd and Marvel Realtors and Developers Ltd were respondents. According to the order, Marvel Omega went into CIRP after an NCLT order of 6 September 2024 and a legal moratorium took effect. So a project may carry the Marvel name, but the position of the legal promoter, special purpose vehicle (SPV) or joint venture may be different.
There are strengths too. Marvel got 9.5 out of 10 for presence and scale in Pune, 12.5 out of 15 for its track record on older completed projects, and a full 5 out of 5 for innovation and sustainability. Buyers can visit many older Marvel buildings themselves, a big advantage in a market that often rests only on brochures and promises. On customer experience it got 5 out of 10, because reviews sometimes carry praise and sometimes complaints about leakage, finishing, maintenance and service. Online reviews show Marvel at 3.9 out of 5 on 640 ratings. Most of the harshest reviews date from 2015 to 2020, so they were not treated as evidence of present conditions.
What should buyers do? Look at the project first and the brand after. Check the promoter's correct name and number on MahaRERA, match the promised possession date with the actual one, and check details of lenders and charges on the land. In a completed building that is several years old, ask residents, away from the sales team, whether possession came as promised, whether the promised specifications were delivered, how quickly defects were fixed and what happened after the society took over. This assessment is not advice to buy or not to buy any property.
