The state registration and stamps department has added face verification through the UIDAI app and ended the option of a witness vouching for identity if authentication fails.

Pune, November 5, 2026: Aadhaar authentication is now mandatory for everyone registering a property. The state registration and stamps department brought the rule into force from Wednesday (November 4). It adds another way of checking identity: face verification through the official mobile app of the UIDAI.

According to registration officials, the facility has been added to the department's iSARITA 1.9 system. It is called Online Verification Seeking Entity (OVSE). It will work separately alongside the fingerprint and iris scan methods already in use.

The new arrangement ends an old concession. Earlier, if a person's Aadhaar authentication failed, a witness or identifier could confirm their identity. That provision has now been discontinued. All parties to a property deal must successfully complete Aadhaar authentication.

To avoid delays at sub-registrar offices (SRO), people have been advised to download the official Aadhaar app before visiting the office. They should also complete initial registration, SIM verification and face authentication beforehand. The app needs Android 9.0 or above, or iOS 16 or above, along with a working internet connection and a working camera.

At the time of registration, a QR code will be generated on the office computer. The person concerned must scan it with the Aadhaar app, give consent and complete face authentication. The result will appear on the office computer immediately. If authentication succeeds, the registration process will move forward.

Abhay Mohite, Deputy Inspector General of Registration, said Aadhaar holders must be present in person at the time of verification with their registered mobile phone. They should also know how to log in with a six-digit PIN. Those who have locked their Aadhaar biometrics will have to unlock them through the app.

The department has directed registration officials to explain the authentication process, data sharing and consent requirements to people. To help people become familiar with the new facility, the department is also sharing a detailed video tutorial on its social media platforms.
