The audit says the score is not a permanent ranking and rests on public information up to September 2026; it advises buyers to examine each project separately.
The 2026 builder audit of Pune developer Pristine Properties has given the company a working score of 73.5 out of 100. The audit says this is not a permanent ranking. It rests on public information available up to September 2026 and may change when new MahaRERA filings, completion certificates, financial information, court orders or responses from the builder come in. Confidence in the evidence has been rated "medium to high".
The company describes itself as a Pune-rooted developer with more than four decades of experience, over 40 completed projects and more than 10,000 families. Its projects span residential, commercial and hospitality segments. Its work is spread across several areas, including Wakad, Moshi, Mahalunge, Aundh, Kalyani Nagar, Wagholi, Ravet, Kharadi and Akurdi. According to the audit, completed projects are its biggest strength, because buyers can visit and see them.
The score breaks down as follows: delivery and execution 14/20, track record 13.5/15, MahaRERA and regulatory record 8.5/15, construction quality 7.5/10, customer experience 6.5/10, financial strength 6/10, presence and scale in Pune 9.5/10, transparency and governance 3.5/5, and innovation and sustainability 4.5/5.
An important point in the audit is that not all Pristine projects sit under a single legal entity. Pristine Kyra is registered under Hyspot Realtors LLP (as given in the source: "कायरा हाईस्पॉट रियलटर्स एलएलपी"), Pristine Aloor's projects appear under Mahalaxmi Shelters, and Yoo Pristine is under Megapillar Realty LLP. The audit says buyers should check the promoter registered with MahaRERA.
The regulatory record is mixed. Pristine Greens Phase 1 has nine complaints registered, against two in Phase 3. Prosperia Part 1 has three complaints, but some of these were filed by Pristine Properties itself against allottees, so the audit does not count them as direct customer complaints. Prosperia Part 2 has no complaints. At Kyra, two complaints have been disposed of and litigation has been declared. A MahaRERA order of July 16, 2025 records that a Facebook advertisement for Kyra lacked the MahaRERA number, website address and QR code. The audit treats this as an advertising disclosure issue, not a defect in the project.
On transparency, the audit also records a September 2018 CRISIL case. Blocks A, B, D and E of Pristine Greens had earlier received CRISIL's 6-star grading, but the company did not provide full information for a review, so CRISIL suspended the grading. The audit states clearly that this does not mean the project was defective or that the company was in financial distress.
Customer opinion is also divided. On TrustIndex, the company's Google-linked profile stands at 4.2/5 across 247 reviews, of which 165 are five-star and 33 are one-star. On Housing.com, Pristine Prolife is rated 4.3/5 on 18 reviews, though seepage and heavy maintenance charges were also mentioned there. On Justdial, Pristine Greens Moshi is rated 3.1/5 on 154 ratings. The audit treats these as indications, not established facts.
On finances, the audit says consolidated data for the whole company is not public. In Tofler's March 2025 figures, an entity called Pristine Properties and Developers Private Limited saw its borrowings rise 47.15% year on year and its net worth fall 7.96%, while its debt-to-equity ratio stood at 0.18x. This is the record of a single entity, not of the whole brand.
The new project, Yoo Pristine, in Akurdi has four towers and 882 units on about six acres. Its MahaRERA number is P52100078555 and possession is stated as December 2030. The audit advises that, for a project with such a long timeline, the brand's past history should not be taken as proof of future delivery.
According to the audit, Pristine has built a good standing in Pune through the work it has completed, but each new project will have to win buyers' trust on its own through delivery, documentation and execution. The builder will be given an opportunity to respond.
