Crisil retains DA2+ grading for Pune's Rohan Builders; buyers urged to check projects

Rohan Builders is an old, Pune-based local developer. The company says it entered residential construction in 1993. The group also works in infrastructure and industrial contracts. According to the company's current information, the group has more than 2,200 professionals and has built more than 1.5 crore sq ft across the country.

In May 2026, Crisil once again reaffirmed Rohan's DA2+ real estate developer grading. Crisil says the grading rests on the company's experience, successfully completed projects, experienced leadership, hold on the Pune market, adequate funds for ongoing projects and a strong pipeline. The company has completed 84 projects in Pune, Bengaluru and Mumbai, covering more than 168.61 lakh sq ft. About 14 projects of roughly 47.48 lakh sq ft are under way, and nine more projects of 47.45 lakh sq ft are in the pipeline.

The financial figures have also improved. Consolidated income rose from Rs 187.68 crore in FY2024 to Rs 766.98 crore in FY2025. Consolidated profit after tax (PAT) went from Rs 3.16 crore to Rs 90.20 crore. Consolidated equity stands at Rs 920.44 crore and the debt-equity ratio is 1.06. Crisil has described the financial position as adequate, not as exceptionally strong.

However, even though the developer's overall assessment is good, not every project is free of questions. Rohan Viti was registered with an original completion date of December 2025, which is now December 2027. RERA-linked records show one extension and three declared court cases for the project, but no complaint in that dataset at present. There are two complaints before MahaRERA against Rohan Ekam Phase 1, one from April 2025 and one from January 2026.

Customer feedback is also mixed. On Justdial, Rohan's corporate office has about 1,700 ratings, averaging 4.0. Design, landscaping and the sales/CRM experience have been praised. There are, however, repeated complaints about cracks in walls, leakage, seepage and after-sales support.

The assessment therefore does not conclude whether Rohan is a "good" or "bad" builder. It notes the large construction experience, the currently adequate financial position and the long record in Pune, but says buyers should themselves enquire, project by project, about timely possession, construction quality and customer service. On the available evidence, Rohan Builders has been given a working score of 78/100. Confidence in the evidence is high.

The score breaks down as follows: delivery and execution 16/20, experience with completed projects 14/15, MahaRERA and regulatory record 11/15, construction quality 8/10, customer experience 7/10, financial strength 8/10, presence in Pune 9/10, transparency 3.5/5, and innovation and sustainability 1.5/5.

Rohan's completed projects include Asmaan in Koregaon Park, Nilay in Aundh, Lehar and Seher in Baner, Tarang in Wakad, Madhuban in Bavdhan, Mithila in Viman Nagar, Ishita on Mundhwa Road, Kritika on Sinhagad Road and 1 Modibaug in Shivajinagar. Current projects are in Balewadi, Hinjewadi, Wagholi, Wakad, Tathawade, Somatane and Bhugaon.

Buyers should check the exact RERA registration number, because records can differ by phase under the same brand. A complaint is not proof of wrongdoing, and an extension does not mean a project has failed.
