An audit scored the three developers on nine categories, with Runwal's gap to Lodha blamed mainly on its thinner Pune record and scale.

Developers of very different backgrounds are now active in Pune's housing market. Some grew out of Pune itself, some made their name in Mumbai and are now expanding quickly in Pune, and some are national players bringing large capital and a large pipeline. Runwal Realty, Godrej Properties and Lodha are examples of these three models.

A builder audit assessed all three on the same nine categories. In the current working score, Godrej Properties got 87.5/100, Lodha 84/100 and Runwal Realty 72/100. Evidence confidence is rated "high" for all three. The audit states clearly that these are editorial working scores. They are not investment ratings, credit ratings or legal opinions, and not a guarantee of how any project will perform.

Godrej's strengths are described as its spread and consistency. The company was founded in 1990 and now builds projects in more than 15 cities. By its own account, more than 100,000 families have received homes. Its Pune projects are in areas such as Mamurdi, Kharadi-Manjri, Keshavnagar, Undri and Mundhwa. It got a full 10/10 for scale in Pune.

Lodha, formerly Macrotech Developers, rests on institutional scale and strong financial capacity. According to the company's investor-relations disclosures, pre-sales in FY26 were Rs 205.3 billion, the adjusted EBITDA margin was about 34% and 6,373 homes were handed over. In Pune in FY25, it recorded pre-sales of Rs 25.2 billion, collections of Rs 19.7 billion and construction spending of Rs 5.7 billion. Its FY26 launch pipeline included new Pune projects of 3.4 million sq ft with an estimated GDV of Rs 30.8 billion, and a further 1 million sq ft in one phase of a JDA. Even so, Lodha's residential history in Pune is newer than in Mumbai, so it got 8.5/10 for scale in Pune.

Runwal's case is the most interesting. The brand's history goes back to 1978, and according to the company's website, more than 35 projects have been completed in the MMR and Pune. According to its DRHP of September 2025, as of 30 June 2025 it had 35 projects completed, 17 ongoing and 24 upcoming. However, Runwal The Central Park in Chinchwad is, by the company's own account, its first project in Pune. The audit therefore did not automatically credit Pune with the whole MMR record. Runwal got 6.5/10 for scale in Pune.

Central Park is spread over 26 acres. According to Runwal's own material, clusters B1, B2 and C have received occupancy certificates. The possession timeline for B3 and B4 is December 2026, for cluster A June 2027 and for cluster D 2030, according to RERA. In innovation and sustainability, Runwal got the highest score of the three, 5/5, while Godrej and Lodha got 4/5.

The gap between Godrej and Lodha is only 3.5 points. The larger gap between Lodha and Runwal comes mainly, according to the audit, from the maturity of the Pune record, Pune scale and local evidence, and not only from brand size.

For home buyers, the audit advises that a developer's score is the first layer of research, not the final answer. Buyers should themselves check the MahaRERA registration number, the promoter company, the declared possession date, extensions, construction progress, litigation and encumbrances, sanctioned plans, title, payment schedule and the agreement for sale.
