Godrej Properties, Panchshil Realty and Kolte-Patil Developers were scored on nine categories out of 100, with the audit stressing the figures are not investment advice.
Pune's real estate market has many kinds of developers. Some built their name over decades with local residential projects, some created luxury addresses that became city landmarks, and some, like large listed platforms, brought institutional capital and professional practices. Godrej Properties, Panchshil Realty and Kolte-Patil Developers are three such models. All three have a good presence in Pune, but their project mix, customer profile, financial structure and work record differ.
Builder Audit 2026 assessed the three on the same 100-point framework across nine categories. Godrej Properties scored 87.5/100, Panchshil Realty 78.5/100 and Kolte-Patil Developers 77.5/100. Confidence in the evidence was rated "high" for all three. The audit says these are editorial working scores. They are not investment ratings or credit ratings, and not a guarantee of how future projects will perform.
In delivery and execution (20 points), Godrej scored 16, Panchshil 15 and Kolte-Patil 12.5. In track record (15 points), Godrej and Panchshil both scored 14 and Kolte-Patil 13. In MahaRERA and regulatory compliance (15 points), Godrej scored 13.5, Kolte-Patil 12 and Panchshil 10.5. According to the audit, several Panchshil projects have complaints, declared litigation or registration-related issues that need to be examined separately. Kolte-Patil's 24K World Residences appeared in MahaRERA's data on projects past their completion date, but the audit does not treat this as automatic proof that the project has been abandoned or that the developer has failed.
In construction quality (10 points), Godrej scored 9, Panchshil 8.5 and Kolte-Patil 8. In customer experience and reputation (10 points), Godrej and Panchshil scored 7 each and Kolte-Patil 6. The audit treats online reviews as a signal, not a scientific survey.
In financial strength (10 points), Godrej scored 9.5, Kolte-Patil 8.5 and Panchshil 7.5. Godrej's FY26 results were reported at total income of about Rs 8,410.88 crore and net profit of about Rs 1,850.20 crore. The company also recorded record booking value of Rs 34,171 crore in FY26 and deliveries of 12.1 million sq ft during the year. Kolte-Patil's FY25 results showed total income of Rs 1,763.7 crore, annual collections of Rs 2,432 crore and sales of Rs 2,791 crore. The company acquired about 22 acres in Pune with an estimated GDV of about Rs 4,000 crore. According to the company, the launch of Vyana at The Reserve in Pune brought sales of more than Rs 600 crore in 60 hours. Even so, the delivery score rests on a long project record, not only on the pace of sales.
Panchshil's website says it has delivered more than 39 million sq ft across different property types since it began in 2002. Its completed residential projects include Panchshil Towers, EON Waterfront, yoopune and Trump Towers, while 57 Avenue is a new project. In Pune presence and scale (10 points), Godrej and Kolte-Patil scored 10 each and Panchshil 9.5. In transparency and governance (5 points), Godrej scored 4.5, Kolte-Patil 4 and Panchshil 3.5. In innovation and sustainability (5 points), Godrej scored 4, Kolte-Patil 3.5 and Panchshil 3.
The audit says it should not be read merely as a leaderboard. The gap between Panchshil's 78.5 and Kolte-Patil's 77.5 should not be stretched too far, because a one-point difference does not prove that one developer will give a buyer a better home. According to the audit, a developer's score cannot replace checking the project. A homebuyer should personally verify the MahaRERA registration, promoter company, declared completion date, extensions, complaints, litigation, title, sanctioned plans and agreement for sale. Buyers are also advised to visit the same developer's completed projects and speak to residents there.
