An audit scored Godrej Properties, Kolte-Patil Developers and VTP Realty on nine criteria, with Godrej ahead on 87.5 out of 100.

Godrej Properties, VTP Realty and Kolte-Patil Developers are the three names that invariably figure on the list of those planning to buy a home in Pune in 2026. All three have large operations in the city and well-known brands. But their businesses are not the same, and their strengths do not lie in the same place. Comparing them only on brand reputation, advertising, amenities or price can therefore mislead, the audit says.

The three builders were audited on a single framework of nine criteria: timely work and execution, completed projects, MahaRERA and regulatory records, construction quality, customer experience, financial strength, presence in Pune, transparency and corporate governance, and innovation and sustainability. Overall scores out of 100: Godrej Properties 87.5, Kolte-Patil Developers 77.5 and VTP Realty 77.5. The audit clarified that these are editorial working scores and not a guarantee of how future projects will perform.

The difference among the three is most visible in delivery, which carries the highest weight of 20 points. Godrej got 16, VTP 14 and Kolte-Patil 12.5. Godrej Park Greens (MahaRERA number P52100019639) had an original completion date of 31 March 2023, and an extension has been sought until 30 March 2028. The audit did not simply count projects as late or on time, and treated such an extension as a matter for scrutiny. VTP's score reflects experience of large-scale work in Pune, but some big projects and phases have run late. For example, the revised deadline for VTP Verve is beyond the originally announced date. Kolte-Patil has a solid old foundation, but the deadlines and regulatory records of some projects were examined more closely, and 24K World Residences is mentioned in this context.

On experience with completed projects, Godrej got 14 out of 15, VTP 13.5 and Kolte-Patil 13. The company says Godrej works in more than 15 cities. Kolte-Patil has a long history in Pune. VTP's rise is tied to the fast-growing western and north-western belts of Pune, that is, markets influenced by Pimpri-Chinchwad, Punawale, Ravet and Hinjewadi.

On MahaRERA and regulatory records, Godrej got 13.5 out of 15, Kolte-Patil 12 and VTP 11. The audit's position is that the filing of a complaint does not prove a builder at fault. A complaint can be dismissed or settled, or may concern a minor point. An advertising violation by a channel partner is not necessarily a violation by the promoter. The audit therefore distinguished among complaints, orders, extensions, lapsed registrations, litigation, advertising violations and actual findings against the promoter.

On construction quality, Godrej scored 9 out of 10, VTP 8.5 and Kolte-Patil 8. The audit stresses that amenities are not the same as construction quality. On customer experience, Godrej got 7 while VTP and Kolte-Patil each got 6. None of the three scored well here. Online reviews were taken as one indicator, not as a scientific survey. The audit therefore suggests that buyers visit a completed project by the same builder and speak to the residents there.

On financial strength, Godrej got 9.5 out of 10, Kolte-Patil 8.5 and VTP 7. Godrej and Kolte-Patil are listed companies and their financial information is public. VTP Realty is privately held. The audit said this does not mean it is financially weak, only that there is less public information that can be checked. On transparency, Godrej scored 4.5 out of 5, Kolte-Patil 4 and VTP 3.5. On presence in Pune, all three got 10 out of 10. On innovation and sustainability, Godrej and VTP got 4 out of 5 and Kolte-Patil 3.5.

The audit says Godrej's advantage came not from any single criterion but from consistency across the whole audit. Although VTP and Kolte-Patil have the same total, the reasons behind it differ, and this does not mean they are similar builders. Finally, the builder is only the first filter. The audit advises that a final decision be taken only after checking the project's MahaRERA number, the legal promoter, the original possession date, today's progress on site and the experience of residents. It also says buyers should themselves verify the MahaRERA registration, approvals, title, encumbrances, state of construction and the terms of the agreement before buying.
