Amanora Park Town in Hadapsar is a distinct project in Pune's construction sector. It is not just a row of buildings but a large, privately run township with roads, water, electricity, security, schools, shops, gardens and recreational facilities. According to the company, it spreads over more than 400 acres, is home to more than 35,000 people, and has more than 50 residential towers either completed or under construction.

In this review, Amanora has scored 80 out of 100. This is a working editorial score, not a permanent ranking. It can change if new MahaRERA certificates, completion certificates, court or regulatory orders, financial information or reliable customer evidence emerge. The company's own claims have been kept separate from independently verifiable regulatory and financial evidence. A complaint to MahaRERA has not been taken to mean wrongdoing, and an old online review has not been treated as evidence of present conditions.

The scores are: delivery and execution 16/20, completed projects 14.5/15, MahaRERA and regulatory record 10/15, construction quality 8.5/10, customer experience 6.5/10, financial strength 8/10, presence and scale in Pune 10/10, transparency 3.5/5, and innovation and environment 3/5.

The financial side is comparatively strong. In June 2026, Crisil reaffirmed City Corporation Limited's BBB+/Stable rating on long-term bank facilities of Rs 83 crore. By March 2026, the City group had built 11.7 million sq ft in Pune and held a land bank of about 172 lakh sq ft. In financial year 2025, the group's consolidated operating income was about Rs 802.5 crore and its profit after tax was Rs 45.6 crore. In financial year 2024, income was Rs 602.8 crore and it recorded a loss of Rs 18.1 crore. Crisil cites project execution, work concentrated in Hadapsar and the cyclical nature of real estate as risks.

The main reason for the lower score is MahaRERA's project-wise status. City Corporation Limited has 13 registered projects, with no record of insolvency or cancelled registration. However, the originally declared completion dates of some projects have passed. The date for Amanora Ascent Avenue was September 2025, and according to records checked in August 2026, it has lapsed by about 11 months. There also appears to be difficulty in filing quarterly progress reports there. The date for Gold Towers 44, 45 and 46 is May 2024, for Elevate Tower 47 it is December 2025, and for Sweet Water Villa Plots it is September 2018. This does not mean a project has failed, as extensions can be granted and a completion certificate is a separate matter. But it is a warning that a buyer should check the specific project rather than rely on the brand.

There are six complaints against Gold Towers 44 to 46, of which orders have been passed on five. However, these include complaints filed by City Corporation itself against flat owners, so it cannot be said that six buyers complained. On customer experience, some residents praise the infrastructure and the integrated environment, while others complain about maintenance charges, township rules, internal roads and management control. Online discussions are anecdotal and some are more than ten years old, so they have not been relied upon.

Newer projects have long timelines. The date for Towers 102 and 103 in Gateway Towers II is June 2029 and for Tower 101 it is December 2030, while possession of Urbano Towers 71-72 and 73-76 is declared for May 2028. A buyer of such a home must accept construction, financing and further development risk for several years.

The promoters of projects within Amanora may differ. For example, Amanora Crown Towers is registered in the name of City Realty and Development Private Limited. A buyer should therefore check the MahaRERA number, tower, completion date, latest quarterly report and the status of the completion certificate. City Corporation is to be given an opportunity to respond. The information is for general purposes and is not legal or investment advice.
