Pune, October 26, 2026: Godrej Properties Limited (GPL; BSE scrip ID: GODREJPROP), one of the country's leading real estate developers, today launched the Pune edition of "The Elevated Living Edit". The city-wise study looks at what affluent buyers expect and what they prioritise when buying a home.
The study concludes that in Pune a luxury home is no longer just a large home or a prestigious address. How a buyer is able to live in the home matters more. The biggest factor is health and wellness. A dedicated space for yoga and meditation was the most sought-after amenity, preferred by 78 per cent of respondents. Overall, 74 per cent of respondents give priority to wellness amenities.
Closeness to nature comes next. Buyers want large balconies and green spaces. The demand for community and entertainment spaces also shows that they want homes that connect them with their neighbours. Sustainability and smart-home technology add to this, as buyers look for homes that are ready for the future. Seventy-nine per cent said they would invest in Pune again, which points to strong confidence in the city's long-term growth.
The report was released at Godrej Hill Retreat in Mahalunge, Pune, at "Shubh Aarambh", GPL's special home handover event. Homeowners, people from the industry and guests celebrated a new chapter in community living. Mayank Poddar, CEO (West-East region) of Godrej Properties, and actor Mrunal Thakur took part in a conversation on how wellness, lifestyle and community are shaping home ownership today. It was moderated by Sujit Patil, Chief Communications Officer of Godrej Industries.
Speaking on the findings, Mayank Poddar said: "Pune is one of the most dynamic residential markets in the country, and home buyers here increasingly seek experiences that raise their quality of life. 'The Elevated Living Edit' shows a major evolution in what today's buyers value. In Pune, a luxury home is now defined by wellness, meaningful community experiences, closeness to nature, sustainability and thoughtful design. These findings reflect what we see on the ground, and they help us as we build future-ready communities."
Pune has been GPL's most important market. As it increases handovers in the city, the company is focusing on design, construction quality and customer experience. Poddar added: "We are on track to deliver more than 4,000 homes in the city by the end of financial year 2027. This reflects our commitment to both execution and customer satisfaction."
Actor Mrunal Thakur said: "It was a great honour to take part in Shubh Aarambh at Godrej Hill Retreat and to celebrate with families beginning a new chapter. Unveiling 'The Elevated Living Edit' was equally meaningful. I found it especially striking to learn that 78 per cent of home buyers in Pune value a dedicated space for yoga and meditation. It shows that wellness is moving to the centre of modern living. It is inspiring to see that Godrej Properties is on track to deliver 4,000 homes in Pune by March 2027."
In line with the report's findings, Godrej Properties also opened a 1,400-square-metre eco-resort-themed clubhouse at Godrej Hill Retreat. It is the first resort-style project in Pune. The clubhouse has four zones: the Kids Carnival Zone, Splash Arena, Resort Roof Arena and Tranquil Zone. There are also seven themed gardens. The project has Pune's first working bowling alley in a residential development, an interactive gym and wellness spaces. Together with the project's other amenities, there are more than 25 resort-style amenities, designed around active, connected and experience-rich living.
