A review gave the developer 82.5 marks, but it advises homebuyers to check the MahaRERA record, tower and possession date of each project themselves.

Homebuyers choosing a builder look at its name. But the name of a big company should not be a reason to skip an independent check of the project. This applies particularly to Mahindra Lifespaces in Pune. The company is the real estate and infrastructure development arm of the Mahindra Group. It has been in residential construction since 1994. According to the company's website, it has more than 50 residential projects, 55.50 million square feet of ongoing and upcoming residential space, and more than 21,000 customers.
The company has a large presence in Pune, in Pimpri-Chinchwad and in the growing belts of the east and west. Mahindra Antheia and Mahindra Centralis are completed projects. Mahindra Citadel in Pimpri, Mahindra IvyLush in Kharadi Annex and Mahindra Nestalgia in Pimpri-Chinchwad are current projects. In 2025 the company bought about 13.46 acres of land at Nande-Mahalunge. The company estimates a development potential of about Rs 3,500 crore there.
The Pune Times Mirror (PTM) review gave the company 82.5 out of 100. This is not a permanent number but a working editorial score. It can change if new MahaRERA entries, possession information or a reply from the builder arrive. The review looked at financial strength, governance, sustainability and long presence, as well as whether projects are running on time, what the MahaRERA record says and what customers say.
The company is listed on the stock exchange. It is rated AA/Stable by CRISIL and IND AA/Stable by India Ratings. Its commercial paper is rated IND A1+. These ratings are for the company and its borrowings, and do not guarantee the performance of any housing project. In its results of July 30, 2026, Mahindra & Mahindra said Lifespaces' residential pre-sales rose to Rs 925 crore, about double the figure a year earlier. Gross development value added was Rs 5,600 crore, a rise of 60 per cent.
On sustainability the company got a full 5 out of 5. The company says every project launched each year is ready for net zero. IvyLush has received net-zero-energy and net-zero-waste design certification.
On possession, however, more care is needed. A third-party analysis based on public MahaRERA records covers 93 projects across five companies. Of these, 47 are complete and 46 are under construction. Of those completed, 74 per cent were on time, while 13 projects were delayed by six months or more. There are 83 complaints, litigation declared in 48 projects and five lapsed registrations. These figures cover several legal entities and areas, so they should not be read as a picture of Pune alone. A complaint does not mean a fault has been proved, and litigation does not mean a project has failed.
Happinest Tathawade is a project that serves as a warning. When launching the last phase in 2024, Mahindra said the earlier phases were nearly sold out, construction was ahead of schedule and possession was planned from 2025. But the current entry for Phase 1, registration number P52100028049, shows possession in January 2027. There are about 692 registered sales and one complaint. Some public customer reactions carry complaints about delay and communication. The review says one cannot conclude from this that the company has a delay problem across the board.
Citadel is in Pimpri near Sant Tukaram Nagar metro station. It spreads over about 9.66 acres and has a gross development value of nearly Rs 2,500 crore. In May 2026 the company announced a new phase, codenamed Sanctum. It has Towers E, F and G and an estimated value of about Rs 800 crore to Rs 850 crore. Questions have been raised about the distance from the railway track and about nearby amenities, so buyers should visit at different times and see for themselves.
Finally, a homebuyer should check the exact MahaRERA registration number, tower, phase and current completion date. The company's financial strength and the financial position of each project are separate matters. This article is not investment, legal or purchase advice.
