Mauli Infra has announced a large township called "Grand 150 - Sansara" in view of Nagpur's growing urban sprawl. The project will come up on about 150 acres. It is planned to have large plots, well-designed construction, green surroundings and several recreational facilities. Company directors Praveen Rahate, Ashwin Vairagade and Rishabh Jain gave details of the project.

Sansara's concept is "Eight Worlds, One Complete Life". The company aims to give residents every kind of experience within one campus through landscapes built on eight different themes and amenities suited to present-day lifestyles. With a grand entrance gate, large plots and facilities such as a clubhouse, the project is expected to draw attention in Nagpur's real estate market.

Director Praveen Rahate spoke about the construction plan and its execution. According to him, the township will be developed in three phases. In the first phase, 350 plots have been put on the market at Rs 2,300 to Rs 2,500 per square foot. The second phase is planned to be launched in December.

Director Ashwin Vairagade spoke about the project's strategy and future opportunities. He expects the Samruddhi Mahamarg, the expansion of facilities coming up on Wardha Road, and the metro to speed up the area's development. The company estimates that property prices could rise two to four times in the next three to four years. However, this is the company's own expectation, and there is no firm guarantee of how much prices will actually rise in the market.

Director Rishabh Jain spoke about Sansara's concept and the proposed facilities. According to the company, the emphasis will be on creating recreation and sports facilities along with amenities suited to present-day lifestyles. A cricket ground is planned in the township. The company has also planned a golf course on about 250 acres in Nagpur. Whether this golf course is part of the Sansara township or a separate project needs official clarification.

The project is proposed at Mauza Kanholi (J) in Hingna taluka, on Khasra Nos. 46 and 47. According to the company, the project has been brought in view of the growing demand for modern housing as the city expands.

Before buying plots, prospective buyers should check the MahaRERA registration status, the required government approvals, the legal status of the land and the official documents on the proposed facilities. How 'Mauli Sansara' turns out and whether it succeeds will depend on how many of the promised facilities are delivered and on the quality of the development.
