Pimpri Chinchwad, October 27, 2026: Home buyers have become more discerning. Good connectivity, social infrastructure already in place and a growing wish for premium living are turning areas within the PCMC limits into an important belt of housing growth.
Pune's housing market is entering the festive season with a major shift. The traditional sentiment tied to Navratri, Dussehra and Diwali still influences buying decisions. But the market is now driven by informed buyers who look for a good location, better amenities, improved connectivity and long-term value. This is especially visible in Pimpri-Chinchwad, where the move from price-sensitive homes towards aspirational living is gathering pace.
Market data shows the same shift. According to ANAROCK Research, about 18,730 new housing units were launched in Pune in the third quarter of 2026, a 47 per cent rise over the previous quarter. More than 51 per cent of the new supply was in the Rs 80 lakh to Rs 1.5 crore bracket, indicating the growing weight of higher-priced homes in the city's market.
The shift has been under way for several years. According to ANAROCK's 2025 analysis, the Rs 80 lakh to Rs 1.5 crore bracket made up 39 per cent of new projects in Pune, against 31 per cent in 2024. The share of the Rs 1.5 crore to Rs 2.5 crore bracket doubled from 5 per cent to 10 per cent. This shows developers are paying more attention to premium homes.
The festive period still gives a push to housing transactions, but buying is now more considered. Buyers check the builder's credibility, project quality, possession timeline, financial commitment and living conditions in the society.
About 15,690 homes were sold in Pune in the third quarter of 2026, a 6 per cent decline from a year earlier. This suggests demand has stayed selective despite improving festive sentiment. It is not that demand is absent, but the dip underlines how important it is to offer the right home in the right place at the right price.
Industry estimates suggest that about 40,000 to 45,000 homes could enter the market in Pune between October 2026 and March 2027. This will give buyers more options and increase competition among developers.
The PCMC area is benefiting from industrial jobs, proximity to IT belts, growing commercial establishments, educational institutions, healthcare facilities and retail centres. Wakad, Tathawade, Punawale, Ravet, Moshi and Chikhli are taking shape as stable residential neighbourhoods. Improved regional connectivity and access to job centres are raising demand from salaried professionals, entrepreneurs and upwardly mobile families.
The definition of a premium home is also changing. Homes are no longer chosen only on square footage or location. Architecture, landscaping, clubhouses, wellness facilities, security, social spaces and the overall living experience are making the difference.
Satish Agarwal, managing director of Aishwaryam Group, spoke about the changing market: "There is a fundamental shift in housing demand in Pune and the PCMC area. Today's home buyer is more informed, financially aware and aspirational. Affordability still matters, but buyers are increasingly willing to invest in well-designed homes, lifestyle amenities, connectivity and the experience of living in a society. The festive season is bringing serious buyers back to the market, but decisions are being taken not just on festive offers but on long-term value."
Agarwal added: "Over the past 17 years we have watched this change closely. We have moved from price-sensitive homes to premium residences, including our F portfolio associated with FashionTV. This reflects the changing aspirations of home buyers in PCMC. For developers, the opportunity is not just to bring out expensive homes but to offer a genuinely good living experience."
In the coming quarters, developers who balance premium homes, affordable pricing, location advantages, timely delivery and customer trust are likely to gain. The opportunity for PCMC is not limited to individual projects. Continued infrastructure development, commercial growth and a growing lifestyle ecosystem are gradually strengthening its position in Pune's housing market.
The next phase of housing growth will be decided not by how many homes are launched but by how effectively developers respond to changing aspirations. With Pune buyers prioritising quality of living, PCMC is well placed to become one of the most important premium residential destinations in the region.
