The Maharashtra Real Estate Regulatory Authority (MahaRERA) issued registration numbers to 435 housing projects on Dussehra. The projects have a total of 32,981 flats and an estimated investment of Rs 23,719 crore.
Besides the new projects, MahaRERA approved extensions of the deadline for 210 projects. Requests for corrections in 609 existing projects were also approved. The approvals come ahead of Diwali, which is considered an important time for new launches in Maharashtra's real estate sector.
According to the data released by MahaRERA, Pune recorded the most new registrations among the regions, at 140. The Mumbai Metropolitan Region (MMR) had 201 projects across its different parts.
MahaRERA said it kept working on applications during the festival so that developers could launch eligible housing projects. The condition is that the projects meet the regulator's legal, technical and financial requirements.
Of the 140 projects in the Pune region, 13 are in Satara, eight in Kolhapur and three each in Sangli and Solapur.
Of the 201 projects in the Mumbai Metropolitan Region, 63 are in Mumbai city and the suburbs, 70 in Thane, 36 in Raigad and 25 in Palghar. Ratnagiri got registration numbers for five projects and Sindhudurg for two.
In Vidarbha, 32 projects were registered: 27 in Nagpur, four in Amravati and one in Akola. Khandesh has 24 projects, 23 in Nashik and one in Ahilya Nagar. Marathwada had eight projects, seven in Sambhaji Nagar and one in Nanded. Two projects in Dadra and Nagar Haveli and one in Daman were also registered.
Under the rules, a developer must first get MahaRERA's approval to change, alter or add anything in a registered housing project. If a developer cannot finish a project by the stated date, it must get the deadline extended by the regulator. Without the necessary extension, a project can be declared lapsed, which can affect further work on it. These processes are meant to increase compliance, bring transparency and protect the interests of homebuyers.
According to MahaRERA data, between April and September 2026 the authority approved applications for 6,486 housing projects. In that period, 2,056 projects received new registration numbers, 2,053 were given extensions and corrections were approved for 2,377.
With the approvals in October added, the total number of approved applications stands at 7,740. These include 2,491 newly registered projects, 2,053 projects with extensions and 2,377 projects with corrections. MahaRERA said it will continue to process the applications of developers whose projects meet the prescribed legal, technical and financial tests, especially ahead of the Diwali festive season.
