Real estate firm Mauli Infra has announced a proposed township on about 150 acres in Nagpur's Hingna taluka. It is called "Grand 150 - Sansara". The company says the project is meant to bring modern living to a city that is expanding fast. The plan includes spacious plots, contemporary architecture, landscaped green spaces, a grand entrance gate, a clubhouse and a range of recreation facilities.
The project was presented by the company's directors, Praveen Rahate, Ashwin Vairagade and Rishabh Jain. They explained the thinking behind it, the way it will be developed and the amenities planned.
Sansara is built around the theme "Eight Worlds, One Complete Life". The company wants to combine eight different natural settings and lifestyle experiences inside one integrated residential campus, so that residents get a full range of experiences without leaving it. It expects buyers who want roomy plots and good amenities to take an interest.
Mr Rahate said the township will be developed in three phases. Sales for the first phase have begun, with 350 plots on offer at Rs 2,300 to Rs 2,500 per square foot. The company intends to start the second phase in December. It has not yet said how the construction work will be scheduled or when the amenities will actually be ready for use.
Mr Vairagade spoke about the project's strategy and the openings for growth ahead. He pointed to the Samruddhi Mahamarg link, the widening of facilities along Wardha Road and the Metro as developments that could hasten growth in the surrounding area.
The company also expects property prices there to rise two to four times over the next three to four years. This is only the developer's own projection. How far prices really move will depend on market conditions, infrastructure work, demand and how well the project is executed. No assurance of returns has been given.
Mr Jain described the concept and the planned facilities. He said the township will pair housing with recreation and sports facilities, and a cricket ground is part of the plan. The company has also announced a golf course on roughly 250 acres in Nagpur. It is not clear whether the course will be part of Sansara or a separate venture. Its location, approvals and timeline are yet to be clarified, and an official explanation is awaited.
According to the company, the township is proposed at Mauja Kanholi (J) in Hingna taluka, on Khasra Nos. 46 and 47. It says the project responds to rising demand for modern residential layouts as Nagpur grows outward and connectivity in newer areas improves.
Anyone thinking of buying a plot should first check the MahaRERA registration status, the government approvals required, the legal status of the land and the official papers covering the promised facilities. Whether Sansara succeeds will depend on how many of the promised amenities are actually delivered and on the quality of the development.
