Mauli Infra has announced a proposed 150-acre township named 'Grand 150 - Sansara' in Nagpur's growing real estate market. The project aims to offer modern living, landscaped open spaces and lifestyle amenities. It will have spacious plots, contemporary architecture, a clubhouse and recreation facilities, including a cricket ground.
The project was announced by Mauli Infra directors Praveen Rahate, Ashwin Vairagade and Rishabh Jain. They spoke about the idea behind the township, the phases of development and the proposed amenities.
Sansara is being built on the theme "Eight Worlds, One Complete Life". The company is trying to bring together eight different natural settings and lifestyle experiences in a single integrated residential project. It expects homebuyers looking for spacious plots and high-quality amenities to be drawn to it.
Director Praveen Rahate said the Sansara township will come up in three phases. According to the company, 350 plots have been put on the market in the first phase, priced at Rs 2,300 to Rs 2,500 per square foot. The company plans to start the second phase in December. However, details of the work schedule and of when the amenities will actually be available have not yet been given.
Director Ashwin Vairagade drew attention to the possible effect of infrastructure development in the area on the project site. It was said that connectivity from the Samruddhi Mahamarg, improvements on Wardha Road and the construction of the Metro could contribute to the growth of the surrounding area.
The company has also estimated that property prices could rise two to four times in the next three to four years. But this is the developer's estimate. How much prices actually rise will depend on market conditions, infrastructure development, demand and the execution of the project. No guarantee of returns has been given.
Director Rishabh Jain said the township places emphasis on pairing residential development with recreation and sports facilities. The township will have a cricket ground. The company has also announced a golf course on about 250 acres in Nagpur. It is not clear whether the golf course will be part of the Sansara township or a separate project. Clarification is awaited on its location, approvals and implementation timeline.
According to information provided by the company, the proposed township is at Mauja Kanholi (J) in Hingna taluka. It includes khasra numbers 46 and 47. Nagpur's urban expansion is growing and connectivity in emerging areas is improving. The project is being planned in view of the demand for modern residential layouts at such a time.
