An editorial scorecard rates three Pune builders across nine categories and says buyers should check the legal entity and project, not just the brand.
For those buying a home in Pune, choosing a builder is not just a matter of comparing three price lists. Kumar Properties, Vilas Javdekar Developers and Paranjape Schemes are all closely linked with the city's residential buildings. All three have a large local presence and have built projects in key residential areas, yet their approaches in Pune real estate differ. They have been assessed in nine categories. It is made clear that these are editorial working scores, not credit ratings, investment ratings, legal opinions or guarantees of future performance. The aim is also not to name any one builder the best, because a single builder's work can vary with the project, the legal entity, the location and the delivery period.
In the overall score, Vilas Javdekar received 81 out of 100, Kumar Properties 74 and Paranjape Schemes 73. The heaviest weight is given to delivery, 20 points. Vilas Javdekar got 17 of 20 there, while Kumar and Paranjape got 14 each. On construction quality, Vilas Javdekar got 8.5 out of 10, Paranjape 8 and Kumar 7.5.
Vilas Javdekar says it has worked in Pune since 1981 and has focused on the city's western and eastern growth corridors. Its current projects include PKC Palladio Kharadi Central in Kharadi and Yashwin Supernova in Wakad. PKC Palladio Kharadi Central is under construction, with a stated possession date of June 2027 and MahaRERA registration P52100050357. According to the company's January 2026 newsletter, workshops were held with more than 500 residents in the Pratik Nagar redevelopment, and the commencement certificate and RERA registration came within 412 days of appointment. These are the company's own claims. In the regulatory picture, the record differs across legal entities and projects, and in CRISIL gradings, earlier ratings for some entities appear to have been withdrawn or suspended. This has been treated as evidence about a project or entity, not a verdict on the whole brand.
The Kumar group says it was founded in 1966, has developed more than 25 million sq ft, and that more than 30,000 families and more than 1,000 businesses are associated with its projects. Kumar Picasso in Hadapsar is registered under MahaRERA numbers P52100000104 and P52100018205, and Kumar Prism Towers on Magarpatta Road is presented as a premium 3 and 4 BHK project. But the record changes at the level of the legal entity. Kumar Properties and Real Estate Pvt Ltd has two registrations in Pune, both delivered; one project was delivered three months after the first promised date, and there are no complaints in that dataset. Kumar Properties and Developers LLP, by contrast, has four Pune projects, three of them under construction, and 62 complaints are linked to the delivered 47 East A. Another larger compilation covers 50 projects of 20 entities. The buyer's question should therefore be which Kumar legal entity and which project they are buying from.
Paranjape Schemes is identified with large communities and integrated townships, such as Blue Ridge and Forest Trails. Its portfolio also includes The Promenade, The Altius and Trident Towers, the commercial projects Trident Business Park and Xion Mall, and senior living projects under the Athashri brand. The company says it has completed more than 20 million sq ft through more than 200 projects in more than 9 cities and 7 countries. A compilation drawn from MahaRERA shows 36 projects under the Paranjape Schemes brand, 86 complaints, 24 projects declaring court cases and five lapsed registrations. Of the 32 projects of the main Paranjape Schemes Construction entity, 15 are complete and 17 under construction, and 53% of the completed projects are recorded as on time. These figures are described as regulatory signals, not as a claim that every Paranjape project has problems.
Customer opinion on all three builders is mixed. Some reviews praise location and amenities, while others complain of delayed possession, communication and management. Such reviews are signals, not a representative customer survey. The advice is that buyers should not look at the brand alone. They should check the correct legal promoter, the MahaRERA number, the original and latest approved completion dates, extensions, complaints, declared litigation and the possession date written in the agreement. Scores show where to investigate, and the project check shows what to investigate.
