About ten years ago, those hoping to buy a home around the boundary of west Pune and Pimpri-Chinchwad had only a handful of options such as Baner, Balewadi or Wakad. The city has expanded rapidly in the past few years, and Mhalunge is now on the lips of home buyers and builders alike.
The expansion of the Hinjewadi IT hub, a strong network of connectivity and the availability of large plots for building townships are shaping Mhalunge into a new residential centre of the western belt. After Baner and Wakad, it is being called the new real estate hotspot of west Pune.
The biggest reason for Mhalunge's rapid change is its location. The area lies right next to Hinjewadi, one of Asia's largest IT centres. It has a direct connection to the Mumbai-Bengaluru national highway, and internal roads linking it to developed areas such as Baner, Balewadi and Wakad have made travel easier.
Construction density has risen sharply in established areas such as Wakad and Baner, and there is a shortage of space for new projects. Mhalunge, however, still offers large plots. This is why big builders are able to put up large projects offering a modern lifestyle and planned amenities within a single campus.
According to the Gera Pune Residential Real Estate Report, the belt adjoining north-west Pune and Pimpri-Chinchwad, covering Hinjewadi, Wakad, Ravet, Kiwale and Mhalunge, has recorded a sharp rise in home purchases. In the six months from January to June 2026, 12,120 homes were sold across the belt, 29 per cent more than in the same period last year.
Prices have also gone up. The report says home prices have risen 45 per cent in five years. In 2021, the average price of homes in Mhalunge was Rs 6,298 per square foot. By the second quarter of 2026, it had reached Rs 9,145 per square foot.
In simple terms, a buyer in 2021 paid about Rs 63 lakh for an average 1,000 sq ft home. The same home now costs about Rs 91 lakh.
Infrastructure has also strengthened the area's momentum. Pune Metro Line 3, due to run between Hinjewadi and Shivajinagar, will link the Hinjewadi employment hub with the central part of the city. Mhalunge lies directly near this corridor, giving residents a fast and environment-friendly public transport option.
Rather than just homes, the area is fast getting educational institutions, modern healthcare facilities, commercial complexes, entertainment centres and a network of wide internal roads. As a result, Mhalunge is no longer just a suburb; it is turning into a self-sufficient residential ecosystem.
Large housing projects by national developers such as VTP Realty and Godrej Properties have already come up in the area. Projects such as VTP Bellissimo, VTP Town Square and VTP Aetherius, along with Godrej Hillside Estate and Meadows, have completely changed the face of the area.
The first hi-tech township scheme under the PMRDA is driving planned development here. Compared with older urban settlements, Mhalunge is building an identity as a hi-tech township suited to the lifestyle of the new generation, especially IT employees. There is no doubt that it will become a major centre of investment and residence in the western belt in the coming years.
