MHADA to pay Rs 20,000 monthly rent to 1,200 GTB Nagar flat holders from November 1, 2026

Displaced residential flat holders in the GTB Nagar redevelopment will get Rs 20,000 a month, while eligible non-residential gala and slum holders will get Rs 10,000, MHADA's chief said.

The 1,200 residential flat holders displaced by the Guru Tegh Bahadur (GTB) Nagar redevelopment project will receive rent of Rs 20,000 a month from November 1, 2026, Sanjeev Jaiswal, vice-president and chief executive officer of MHADA, said today. The project is being carried out by MHADA under a construction and development agreement.

The 121 non-residential gala holders and slum dwellers who have been found eligible will get Rs 10,000 a month from November 1, 2026. In addition, the 196 conditionally eligible holders will be paid rent for the next six months, Jaiswal said.

Jaiswal said the conditionally eligible gala holders must prove their eligibility within these six months by submitting the required legal documents. The Maharashtra Housing and Area Development Authority (MHADA) is carrying out the group redevelopment of Guru Tegh Bahadur Nagar (GTB Nagar), a colony of Sindhi refugees at Sion Koliwada, through the C&D agency. It is MHADA's first redevelopment project.

The eligibility process is still under way. MHADA has issued a Re-draft Annexure-2 for the 356 non-residential gala holders and slum dwellers. Under it, 121 of the 356 are fully eligible, 196 are conditionally eligible and 39 holders have been found ineligible.

The conditionally eligible holders have been given six months to submit documents, and they are bound to complete the papers and prove eligibility during this period. The documents must be submitted to MHADA within the stipulated six months. A final decision on eligibility will be taken after the documents are scrutinised and verified. For MHADA's eligibility process, these holders must also pay outstanding electricity bills to the Brihanmumbai Electric Supply and Transport Undertaking (B.E.S.T.).

Under the redevelopment, three modern residential towers will be built for the 1,200 beneficiaries. The plan is for buildings of 39 to 48 floors. Under Development Control Regulation 33(9), they will get a minimum floor space index of 4.5 along with fungible area. Beneficiaries will get a 635 sq ft flat with modern amenities free of cost.

On rent, it was also stated that once the competent authority issues the commencement certificate (CC) for construction of the housing project, all eligible residential beneficiaries will be given a rent allowance of Rs 20,000 a month. After the project is completed, MHADA will be responsible for upkeep and management of the buildings for the next five years. The project envisages a separate gated community for every flat holder. Parking for vehicles is provided in multi-storey basements and at podium levels, reachable by conventional ramps.
