Godrej Capital, the financial services arm of the Godrej Industries group, has strengthened its affordable home finance business in Maharashtra. Through its subsidiary Godrej Housing Finance, the company has expanded its operations in Badlapur. The move reinforces its focus on suburban areas and emerging residential micro-markets in the state that have considerable room to grow.
Badlapur's residential area is developing steadily, as connectivity is improving, homes are comparatively affordable and social infrastructure is growing. The town has become a preferred place to buy a home for people who commute daily to work in Mumbai and Thane. Homes are available at more affordable prices here than in central parts of the city. Demand is therefore rising steadily from first-time homebuyers and from investors putting money into affordable housing.
Ongoing residential projects, steady demand for rental homes and planned improvements in road and rail connectivity are expected to make links with Thane and Mumbai easier. This is strengthening the long-term growth prospects of Badlapur's housing market. Badlapur is consolidating its position as an important and growing market in Maharashtra's expanding suburban housing belt.
On the expansion, Mehernosh Tata, Managing Director and Chief Executive Officer of Godrej Housing Finance, said: "Given the strong demand for homes in Maharashtra's urban and emerging centres, the state is a priority market for us. Our aim in expanding into tier-2 cities and micro-markets is to make home buying more affordable and home finance easily available for first-time homebuyers and self-employed customers. Through a distribution-focused approach, technology-aided assessment of credit risk and customer-centric measures, we want to offer responsible and inclusive home finance at scale."
In support of the Government of India's broad vision of "housing for all", Godrej Capital offers affordable home loans with flexible repayment terms to salaried and self-employed customers as well as first-time homebuyers. Under an ecosystem-based strategy, the company is deepening its collaboration with more than 4,000 local contact representatives, developers and distribution partners to reach emerging micro-markets. The company also aims to take its assets under management (AUM) above Rs 11,800 crore by the end of the current financial year.
At the end of August 2026, Godrej Capital's total assets under management (AUM) stood at more than Rs 30,000 crore. Maharashtra accounts for about 30 per cent of Godrej Housing Finance's portfolio. Besides Badlapur, the company has also extended its presence in key centres including Shirdi, Chhatrapati Sambhajinagar, Nagpur, Jalgaon, Latur, Pune (Kharadi), Pandharpur, Amalner and Chalisgaon. This shows the considerable strategic importance of Maharashtra in the company's long-term growth plan.
