Owning a home is the dream of every middle-class family. But with rising property prices and limited incomes, fulfilling that dream is becoming difficult for many people. Against this backdrop, AV Group has drawn up a major plan to offer homes to middle-class families at affordable prices. The company has decided to build 5,000 more homes over the next five years.

The company has so far built about 1,500 homes. Alongside its projects in the Vasai-Virar area, preparations are under way to extend its work to Palghar, Boisar and Saphale. Amit Mishra, founder, chairman and managing director of AV Group, spoke in an exclusive conversation about the company's journey and its future plans.

Speaking about his journey, Mishra said he grew up in an ordinary family. His father was a vehicle driver. He started AV Group out of a desire to build his own business and to do something good for society. The company's aim is that customers get not just a home but a better lifestyle.

According to Mishra, budget is the most important consideration for middle-class families when buying a home. That is why the company is focusing on offering homes at low prices in the Vasai-Virar area. So that residents get daily-need facilities along with their homes, the projects are planned to include amenities such as a grocery store, a medical store and a gym. He also said that construction quality, safety and handing over possession on time are being given priority.

In Virar and the surrounding area, connectivity is expected to improve in the coming years with infrastructure such as the metro, the Virar-Alibaug corridor, the link to the Mumbai-Vadodara Expressway and the bullet train. The housing sector in the area could benefit from this. Against this background, AV Group has planned to expand beyond Vasai-Virar into Palghar and Boisar.

The company plans to develop a large township on about 85 acres at Saphale, which will include facilities such as schools, colleges and a hospital. It is also exploring the possibility of projects in Borivali, Kandivali and Andheri.

Mishra said the company plans to offer special discounts and 10 grams of gold to customers during the festival season. He made it clear that the company aims to go public through an IPO on the stock market in the future.
